It is far easier for you to learn a portion of or a specific type of deal and have partners to call on that know the rest. It would be impractical for you to go through law school and pass the bar just to make legal real estate deals. There are already attorneys for that with the knowledge that you need.

Let experienced real estate specialists search out properties for you. At first it will be trial and error, but once the agent knows what you are looking for and becomes familiar with your investing habits, you can count on them to provide leads to good potential subject properties.

Know a good handyman? One of those might be wise to add to your list of team resources. You can buy property that needs a little TLC to get it looking sharp for you to flip to the next buyer and a good and reasonably priced handyman will be valuable to you in that respect. You don’t need to concern yourself with the small repairs that need to be done or the lawn that needs mowing when you have someone to call who can handle that for you.

How about a lender who loves to jump on these deals but doesn’t have the time or the inclination to look for them himself? When you find great potential deals, that lender could be ready with cash for you at short notice so you don’t have to go through the bank for the loan while someone else snaps up the deal.

The list of potential team members is not very long, but if find one or two of each category needed you’ll be set. Find the deals and coordinate the effort. Start the phone calls as soon as possible so you’ll be the ones that walk away with the good deals. Build a good reputation by using those that are respected in the community and you’ll be on your way to successful real estate investing.
